    Title: 便利商店數量與服務品質對住宅價格的影響

    Abstract: 便利商店作為零售業的重要通路,在近年以大數據為依託,將線上服務、線下體驗以及現代物流相融合的「新零售」浪潮下,其直面顧客的一手地位愈發顯現。隨著行業差異化發展的不斷加深,不同便利商店所經營之品類及提供之服務差異亦不斷凸顯。而在以往針對便利商店對住宅價格影響的相關研究中,大多偏向於討論整體便利商店區位分布對城市住宅價格的影響,較少討論因便利商店的差異化經營所導致的服務品質差異對住宅價格的影響。故而本文針對上海地區內便利商店,運用特徵價格模型、分位數回歸模型及空間自相關模型,分別探討便利商店「數量分布」與「服務品質」對住宅價格的影響程度。在實證結果顯著的情況下,本研究發現上海地區住宅周邊300公尺範圍為便利商店可及性的延伸範圍。且在便利商店對住宅價格的影響上,本研究亦證明,對於住宅而言,周邊便利商店的數量問題並不是一個關鍵問題。住宅周邊便利商店所提供的服務品質才是便利商店對住宅價格影響的關鍵所在。
