Abstract:	個人的房屋需求除了受當期的一些外生變數－－當期房價、房租、所得、利率等的影響外，還受到兩大不確定因素的影響。這兩大不確定因素分別為未來所得和未來房屋價格。未來的個人所得一大部份取決于個人的基本背景，因此通常呈現較穩定的增加，而個人也較容易預期到。未來房屋價格則完全取決于未來充滿不確定的環境，可能大漲，可能狂跌，充滿著風險，因此價格風險值得我們重視。本文以簡單的三期模型去分析在考慮價格風險下，不同的購買時間將會有什麼樣的房屋需求函數。而當價格的分配機率或者說價格預期改變時，對于房屋需求會有怎麼樣的影響。起初，本文是假設沒有遺贈行為的。但為了與真實的中國民情相配合，作者放鬆了此假定，而考慮了在有遺贈行為下的房屋需求函數。個人到底會在那一期買房子，是一個頗值得探討的問題。本文嘗試以模擬方式求出不同購買時間下的預期效用，然后比較效用的大小，推論出個人會在那一期購買房屋。當一些外生變數改變，則會影響到預期效用，因而可能影響到購買房屋的時間，本文將加以探討。
