    Abstract: 　隨著台灣微利時代的來臨，不動產在投資領域所扮演的角色，也逐漸從傳統的物業保全與維護，轉型至涵納財務、會計、法律、行銷、管理以及建築等不同介面的經營管理。特別是近幾年來，不動產投資信託(REITs)以及不動產資產信託(REATs)蔚為不動產投資開發之新主流，唯有了解何謂不動產、認清不動產的本質與特性，以及與人類互動的交互影響，進而輔以管理學的真義，透過規劃、組織、領導以及控制，方能有效地完成人事物之管理，確保投資者與開發商成長收益之穩定。
