    Title: 台北都會區住宅社區意識、集體行動與代理模式對管理維護之影響---兼論台北、香港與上海跨城市之比較研究

    Abstract: 受到都市聚居行為與土地資源的昂貴性與稀少性之影響，近年來公寓大廈在都市中急遽成長，使得住宅管理維護之必要性日益增加。過去關於住宅管理維護之研究，較少探討社區意識及集體行動與管理維護間的關係，故本研究第一年將針對社區意識及集體行動與住宅管理維護之關係進行探討，利用問卷調查方法，衡量住戶對管理維護的主觀滿意度及客觀績效，並找出「好的」管理維護所應具備的條件；此外，台北縣市不同都市化程度對於社區意識與集體行動有何影響，亦為本研究所關注的課題。由於住宅管理維護模式通常會涉及代理議題，也會影響住宅管理維護之績效，故本研究第二年將進一步探討不同住宅管理維護模式與代理模式交互影響下的績效表現，並以多投入多產出分析法（DEA）予以客觀衡量。在不同國家、城市的不同行政體制與民情風俗之下，可能會產生特殊的住宅管理維護模式與課題，本研究最後將於第三年針對台北、香港與上海三城市，探討在不同法製麵與社會環境下，其社區住宅規模與密度、管理習慣、建築型態等有何差異，並比較三者各別的社區意識、集體行動、住宅管理維護模式、代理模式與課題，分析從社會行為角度所衡量的主觀滿意度、客觀表現，與從經濟行為角度所評估的管理維護績效，並對於社區管理維護提出整體性建議
