    Abstract: 從行為學的角度，不動產的估價過程並非絕對的理論，事實上存在有非規範性的自我主觀，此種特質正是客戶影響可以著力之處。也許因為客戶影響之課題事涉敏感，相關研究並不多見，僅Levy & Schuck（1999,2005）有較為系統性的研究，但僅以紐西蘭的估價師為對象，張能政（2004）、汪駿旭（2005)研究及於影響客戶因素，然不僅國內外文獻，均未同時由委託方與估價方同時進行研究，因此見解上較難令人信服。此外，Levy & Schuck（1999,2005）指出在較嚴格的規定下及能較取得較充份且即時的資訊之環境下，較有助於減少客戶之影響，且在全球趨向更透明及高度揭露下，會降低客戶可運用影響的數量和機會。然事實是否如此，有待進一步研究。本研究將綜以郵寄問卷與個別訪談方式，就委託/估價雙方進行研究，觀察事實上估價師是否飽受客戶影響。若果如此，客戶影響究竟在估價程序中的那個階段出現？如果交易資訊透明化，客戶壓力的負面影響是否會降低？若資訊透明化對於客戶影響有顯著差異，且其影響程度得以降低而獲得驗證，將就借力不動產交易資訊透明完備估價制度提出建議
