    Title: 土地混合使用對住宅價格的影響---台北市實證研究

    Abstract: 在永續發展逐漸成為都市規劃的主流下，混合使用政策再度受到重視；其主要原因包括提昇個人與住戶的活動可及性、社會的永續交通與人際互動的正面影響；但同時，其市場需求與政策的推行，也受限於其減低住宅環境品質的負面影響。但混合使用的正、負面影響，是否反映於住宅價格，相關研究極為有限。本研究計畫的目的，為探討混合使用是否影響住宅價格，及其影響的程度。研究分析方法包括空間分析、敘述性統計、Hedonic 價格模型（Hedonic price model）。實證案例為台北市，研究時間範疇為2000-2001 年，分析單元為住宅單元，樣本數為1100。主要資料來源有三： 2001 年台北市不動產資料庫提供的台北市房屋交易價格、2000 年台北市稅捐稽徵處的房屋土地使用資料、及其他社會經濟資料所建立的地理資訊系統（Geographic information systems）圖層。研究成果可進一步瞭解混合使用與住宅價格的關係。實質政策指導主要為，對鼓勵TOD 發展的國家，以及國內未來TOD 規劃與都市更新的實施，提供混合使用空間配置的參考
