Title:	論五都升格對於住宅市場之影響-從住宅供需理想與實際差異之觀點探討

Abstract:	本研究旨在探討五都升格後對於五大都市住宅市場供需所帶來之影響。透過五都之供給面－戶數、需求面－住宅存量，以及兩者間差異所求出的住宅剩餘，可以了解五都的住宅供需理想與實際的差異。另透過五都實際的買賣移轉件數與上述住宅剩餘之間的差異所求得的「市場實際差異值」，可以發現五都各都市的不動產市場呈現兩極化的分布，即住宅市場相對供過於求的新北市以及台中市；市場需求仍無法被滿足的台北市以及高雄市。觀察並發現住宅市場供需受五都升格影響者較大者主要為台南市。而就市場實際差異值之淨值觀之，則為台北市>台中市>新北市>台南市>高雄市，此一排序同時亦代表市場不均衡以及供需不對等之程度高低，意味著台北市住宅市場的供需失調最為嚴重。
