    Title: 分公司辦公室區位選擇之研究

    Abstract: 分公司為廠商活動之擴張，其在空間上的區位選擇凸顯出一個地區未來的發展與就業成長趨勢，過去從廠商組織結構與都市發展的文獻討論中，甚少考慮到分公司辦公室造成之影響，是以本文採用民國85年工商普查資料探討分公司辦公室的區位活動，藉以彰顯分公司辦公室活動與總公司或獨立公司辦公室活動之差異，以及對都市發展之影響。研究結果發現，分公司辦公室的區位活動並不完全像典型辦公室活動一般集中於市中心。其中，輔助型分公司辦公室（例如：律師事務所）的區位顯著的集中在市中心，營業型分公司辦公室（例如：銀行）則是聚集於人口密集地區，而業務集散轉運型分公司辦公室（例如：倉儲）更是向聯外交通便捷地區集中，顯示分公司辦公室的區位會向不同類型的核心聚集，而政府的土地利用政策與設施提供應更趨於重視中心商業區以外商業區之發展。其次，影響一般辦公室聚集於市中心的因素中，資本與稅捐及規費對分公司的影響除了在市中心顯著以外，在人口密集地區更是顯著，而樓地板面積、一般職員薪資與租金等因素則是顯著的影響分公司辦公室選擇聯外交通便捷地區，顯示影響辦公室區位選擇的因素，對分公司辦公室的區位選擇也呈現出差異性，亦即分公司對不同的區位選擇會考慮不同的因素，此一結果對於辦公室的區位選擇將更為準確與周全，也有助於廠商擴張設立分公司辦公室時，能找到更佳的區位。
