    Abstract: 本文有三個主要目的：首先是對家戶的遷移與居住品質的關係作一定義。其次，進一步分析影響家戶遷移後居住品質的因素。第三是探討遷移後居住品質改變與祝者是其屋的課題。本文採用1990 年戶口及住宅普查台北縣、市的資料，進行基本敘述統計分析與羅吉迴歸分析，探討原來居住在台北市的家戶選擇遷移
    決策時，究竟是「向上遷移」(Move up)提昇居住品質，或者是「向下遷移」(Move down)到較差的住宅環境，還是在選擇權屬、區位環境與空間之間作取捨(trade- off)的「一般遷移」行為。大部分的家戶選擇一般遷移、向上遷移或向下遷移者，可
    能因為家戶自身的因素而選擇住者適其屋的調整行為。本文並探討在1990 年以前房價高漲的外在市場因素，使得家戶遷移後的居住品質與轉租為買者的居住品質受到的一些限制。
