二十世紀以來，全球環境逐漸惡化，綠建築研發逐漸成為國際間關切的議題，近年來國 外已開始有文獻研究綠建築對房價的影響，發現綠建築會增加其不動產價值，然而，台灣綠 建築至今已發展一段期間，但其與房地產價格的之關係尚未明朗，國內亦缺乏相關研究。 本專題將以特徵價格理論為基礎，加入綠建築指標和綠特色指標的影響變數，建立綠建 築對不動產價格影響之模型，依實證分析之結果，進行綠建築和綠特色對房價影響之分析。 本研究成果將有助於分析綠建築對不動產價格影響之內涵，增加社會大眾對綠建築價值的認 知，開發者可藉由指標影響價格程度提供適合的居住空間，政府亦可藉此了解何項指標需加 強推廣。一方面有助於落實綠建築資本化，另方面可促進綠建築發展。 Global environment has worsened since the 20th century, hence the development and research of green building has become a global concern. The literatures have found that green building will increase its real estate value. Green building in Taiwan has been developed over a period of time. However, the relationship between green building and real estate value is not clear and less domestic research has been done. This study is based on the Hedonic Pricing Model. We add fields for green building and green features in questionnaire and interview and indicated them in the model. We then analyze the effects of green building and green features based on empirical analysis. The achievements will help analyze the effect of green building on real estate value much deeper, and improves the knowledge on green building to community. It will also make the developers realize which indicator affects real estate value most seriously. As for the government, it can support the improvement on policy for green building, and promote more prosperous green building in Taiwan.
