Abstract:	由於房地本身係一種異質性的產品，且因區位的不同，價格之間存在相當大的差異，因此顯而易見的，房地市場並非一完全競爭市場，以往基於主觀，通常會認為在不完全競爭市場，過去價格的改變，提供了預測未來價格的資訊，然而所謂的不完全，只是一種程度上的問題，房地市場無疑地確實較證券市場不完全，但是過去的價格，是否真的提供了作為資訊的來源，是一種實證上的問題。關於房地市場之效率，直到1980年代，始有外國學者陸續從事於實證研究，反觀國內之相關研究尚不多見，因此本研究算是一個初步的嘗試。
