Abstract:	台灣地區過去固然有土地分區管制規則，實質上，土地混合使用卻頗明顯，是以都市住宅區位分化並不顯著。最近幾年來，國內土地及房地產之狂飆，突顯的不僅是社會階層間之差異；在一個以標榜自由市場經濟的體制下，此一社經地位上的差異，隨游資充斥卻乏其他管道推逐下，直接而明顯地必將反映在住宅空間分化的事實上。本研究採用財政部財稅中心和台北市稅捐處提供之台北市市民所得稅、土地稅和房屋稅資料，試圖探索主導本市住宅區分化現象的主要因素，除教育程度、職業、年齡、性別…外，「所得」是否更具解釋力。本報告為第一階段研究之摘要，發現台北市住宅區位階層化現象已然形成。第二及第三階段除將繼續探討各里分化情形外，亦將針對影響住宅區位分化之供給面因素加以分析。
