Title: | 共享辦公室對傳統辦公室租金價格影響之分析 - 以台北市為例 Analysis of the Impact of Coworking Spaces on Traditional Office Rental Prices: A Case Study of Taipei City |

Abstract: | 數十年來,隨著台灣產業逐步轉型為以高科技與專業服務為核心的知識經濟,再加上新冠疫情的衝擊,促使企業加速重新思考工作空間的型態與需求。自2010年起台灣出現第一家共享工作空間,而後不同型態的共享辦公室陸續於各商圈設立,主要集中於台北為主。近年來已累積許多文獻探討共享辦公室需求面的分析,部分文獻探究共享辦公室的營運型態,國內研究鮮少觸及有關自新型態辦公室進入台灣辦公室市場後,對於市場動態的變化。因此,本研究主要目的在於瞭解自共享辦公室進駐台灣以後,對於傳統辦公室租金價格之影響。 本研究結合量化與質化兩種分析方法,探究兩種型態辦公室之市場租金動態。量化分析以台北市的五大商圈範圍內,同一棟商辦大樓中具有共享辦公室及傳統辦公室,依時間先後交叉分析共享辦公室與傳統辦公室間的租金價格影響。質化分析則是依共享辦公室母體租金資料蒐集後,選取訪談國際型、商務中心型、政府支持型三種不同型態的共享辦公室經營者,以瞭解共享辦公室在市場上的定位、租金定價邏輯、與傳統辦公室客群型態差異性、未來永續經營等層面。結果顯示共享辦公室的進駐並未對傳統辦公室的租金有直接的衝擊,而是產生顯著正向的影響。共享辦公室的進駐,反而提升了該建築物的市場定位與租金水準。透過質性訪談可知共享辦公室與傳統辦公室本身承租客群差異,亦使其未造成傳統辦公室直接替代性的影響。然而,疫情過後部份企業戶會重新評估工作空間而導向選擇具彈性及有附加價值的共享辦公室。在未來共享辦公室有望進一步融入於多元空間環境中,促進都市空間再利用與提升使用效率,其市場影響力可望持續擴大,為不動產發展迎來新契機。 Over the past decades, Taiwan's industrial transfer to a knowledge-based economy driven by high-tech and professional services, coupled with the COVID-19 pandemic, has prompted enterprises to reevaluate the type of their workspaces. Since the establishment of the first coworking space in Taiwan in 2010, various types of coworking spaces have emerged across commercial districts, primarily concentrated in Taipei City. In recent years, lots of literature has examined the demand-side dynamics of coworking spaces, and some have explored their business models. However, there remains a lack of domestic research on how these new office formats have influenced the dynamics of Taiwan's traditional office market. This study aims to investigate the impact of coworking spaces on the rental prices of traditional offices following their introduction into the Taiwanese office market. A mixed-method approach combining quantitative and qualitative analyses is adopted to explore the rental dynamics between traditional and coworking spaces. The quantitative analysis focuses on five major commercial districts in Taipei City, comparing rental prices between coworking and traditional offices within the same buildings over time. The qualitative analysis draws from rental data to select interview subjects representing three types of coworking models—international, business center, and government-supported types. These in-depth interviews provide insights into market positioning, pricing strategies, tenant demographics, and long-term sustainability. Findings reveal that the presence of coworking spaces does not have direct impact on traditional office rents. On the contrary, their presence is associated with a significant positive influence, enhancing the market positioning and rental levels of the entire building. The interviews further highlight the distinct tenants between coworking and traditional offices, explaining the reason why lack of a substitution effect. However, in the post-pandemic era, some corporate tenants have begun to reconsider their workspace demands, favoring more flexible and value-added coworking environments. In the future, coworking spaces will have the potential to be integrated into a wider range of spaces, promoting spatial optimization and adaptive reuse, thereby broadening their influence across diverse real estate settings. |
