Abstract: | 永續發展的觀念在各界日漸上升,建築能源的消耗也成為減碳關注的焦點,建商逐漸接受綠建築並使用此類型建築型態,各國也開始推展關於綠建築的法規與政策。然而,對消費者而言,綠建築本身的建築特徵、成本效益與溢價才是其關注重點,故本研究將以2015年至2024年間,雙北地區的民間住宿類綠建築建案為例,結合行政院實價登錄資料,探討綠建築的各項特性、房屋特徵等因素對房屋價格的影響,並與一般大型建案成交價格做比較,觀察綠建築近十年內在房地產市場的趨勢。 研究結果顯示,綠建築樣本在房屋市場中,普遍具備顯著的溢價效果,黃金級、銀級等中高等級標章與具體技術項目(如碳排減量、基地保水、室內環境品質等指標)的樣本表現最佳;而鑽石級標章以及外部性較高或難以被消費者感知的指標(如廢棄物減量、生物多樣性、綠化量等指標)的樣本,則呈反向效果。新冠疫情後期房價整體雖上漲,然而綠建築的相對溢價卻稍微下滑,顯示消費者在不確定的情境中,對永續發展的價值仍保持較有彈性的反應,而消費者的直覺、感知與接收資訊的透明度,正是導致綠建築溢價的主要原因,而非單純來自等級高低。 As sustainability awareness rises, energy consumption in buildings has become a growing concern. Green building practices have gradually been adopted by developers, and relevant laws and policies have been promoted across countries. However, from the consumer’s perspective, building characteristics, cost-effectiveness, and pricing premiums remain the primary concerns. This study investigates the price effects of green building attributes and housing characteristics by analyzing transaction data of private residential projects in Taipei and New Taipei City from 2015 to 2024. It compares green buildings with conventional large-scale developments to explore market trends over the past decade. The results show that green buildings generally achieve significant price premiums, especially those with mid-level certifications such as Gold and Silver, and with tangible features like carbon reduction, water retention, and indoor environmental quality. In contrast, Diamond-level certification and less perceptible features—such as biodiversity and greening—tend to have negative effects. Although overall housing prices rose during the post-COVID period, the relative premium of green buildings slightly declined, indicating that under uncertainty, consumers show flexible responses to sustainability. Only green features that are highly visible and easily perceived can be effectively translated into market value. |
