    Title: 購屋理想與現實差距之分析-兼論購屋者過度消費與不足消費

    Abstract: 透過台灣住宅需求動向季報調查結果得知,消費者購屋之預期與現實行為間通常存在差距。不同於一般消費財,住宅本身具有異質性、昂貴性以及低重複購買頻率等特性,因此實際購買超出或是低於預期設定的消費狀況,隱含了購屋行為多存在有過度消費與不足消費;亦即在許多情況下,購屋者所為的實際住宅選擇決策,很可能無法符合其內心所設定的目標。
    本研究運用次序邏輯特模型,以面積及價格因素衡量已購屋者購買產品屬性的預期值與實際值之差距,分析消費者的家戶屬性、期望的產品屬性以及搜尋完整性如何影響過度消費或不足消費之情形,藉以探究購屋搜尋者可能實現的購屋決策,於市場分析時提供更貼近需求面之資訊。
    研究結果顯示,當家戶所得越高、居住人數越多、自住者相較於投資者,越容易發生過度消費的情況;然而,當預設產品面積越大、首購者比起換屋者、希望購買在台北縣市,則易有不足消費之現象。藉此結果,使購屋消費者了解這段落差的可能成因。
