Abstract:	一般人一生中僅有少數幾次的購屋經驗,故會考量許多因素並經過較長的考量時間,而目前國內有關不動產之相關資訊系統通常是由建設公司或仲介公司所提供,其資料雖有詳細的不動產特徵,然而多只提供關於該不動產資料之文字說明,而無該不動產與周圍空間關係之資訊呈現。因此本研究乃整合與不動產相關之資訊及相關之空間資料,利用地理資訊系統輔助建立一套結合不動產本身條件及其空間關係的不動產查詢分析系統。本研究經由探討影響不動產選擇之因素及不動產資訊分析準則和方法,將購屋考量因素分為基本屬性因素及空間環境屬性因素兩大類,並針對空間環境屬性因素訂定系統化之評估程序。本研究所開發之不動產查詢與分析系統,乃採用ARC/INFO軟體進行地理資料庫之建置,以Visual Basic開發系統並設計使用者易學易用的操作界面,最後則以文山區為例進行實際操作。本系統提供之模組化系統設計架構,因此提供可作為本土性系統開發系統開發架構的參考,而未來若能將不動產查詢與分析系統架構於網際網路上,將空間模式技術與網際網路技術結合,可讓使用者能直接於網路上直接查詢地理資料庫,提供使用者更即時且便利之查詢管道。
