Abstract:	就土地經濟分析而言,資本化被認為係一種現象或效果。資本化效果大致可區分為正面資本化及負面資本化效果,於研究時,亦可由範圍之不同而區分為內部及外部資本化效果。本研究首先就土地經濟分析之觀點,建立資本化效果之理論模型,於實證上,則以台北市為實證地區,即內部資本化效果之研究,藉由民國七十五年七月一日至八十年六月三十日之房地移轉個體資料,透過二階段最小平方法(2SLS)解決因變數及自變數可能產生之同步誤差的問題,並採BOX-COX轉換方式決定適當型態的特徵價格函數,分別進行分年橫斷面,時間趨勢面,新舊發展區之正面及負面資本化效果分析。實證結果顯示,分年橫斷面之資本化效果呈現不穩定現象,時間趨勢面分析呈現出較穩定的資本化效果。此外,進一步以內湖垃圾焚化廠之設置為個案,驗證嫌惡性設施之負面資本化效果,最後並就資本化效果於土地政策上之應用予以探討。
