Title:	推動不動產投資信託之資金來源分析

Abstract:	本研究探討不動產投資信託之資金來源，透過美國不動產投資信託資金來源管道之了解，並同時從國內機構法人角度觀察我國不動產市場的資金供給，以釐清台灣不動產投資信託的融資管道。如此一方面可提供我國政府未來在建構不動產證券化之環境時之借鏡，另一方面可為未來不動產投資信託業者在從事融資活動時之參考。本研究結論為，我國的一些機構法人所持資金尚屬充裕，但由於可選擇之投資工具實屬有限，導致我國機構法人對所持資金並不能做有效率運用，不利於未來台灣REIT的資金取得。此外，許多具有投資潛力的不動產投資由於金額龐大，為小額投資人能力所不及，未來台灣REIT的推廣，不但能增加資本市場廣度，為機構法人與投資人提供一新的投資選擇，更能滿足個人投資人過去所無法從事之不動產需求。
