Abstract:	不動產的估價活動是現代社會經濟活動中重要的一環，不動產估價的日趨重要也可從估價活動的逐漸專業化中顯現出來，而不動產估價是一門相當深奧的學問，從事此一估價，除必須具有充分的專業知識外，尚須十分熟習市場行情的變化。不動產究竟不像普通商品，可以分級標準化，而決定不動產品質及它的利用價值的因素又太複雜，所以估價不能全憑科學方法與統計數字，估價人員的眼光和經驗也是很重要的條件。如欲使估價結果能獲得一般人民之信服，則必須由直接或間接均與本身無利害關係之估價人員基於超然的立場從事估價，但必須在估價制度下，設置如估價師之專業人員，樹立其業務權威，確立其倫理準則，方克有濟。
