    Title: 台灣地區市地重劃後地價查估之研究

    Abstract: 　　本研究主要是要建立台灣地區市地重劃後地價查估之模式，並嘗試將地價影響因素予以量化。藉由分析較適合重劃後地價查估之方法，得出日本之路線價係數法較適合市地重劃後地價之查估。是以，本論文將調整日本之路線價係數法，建立一套台灣地區之路線價係數法，以模擬台灣地區市地重劃後地價之查估。日本路線價係數法之公式如下：
    　　路線價係數=｛t．F(w)+ΣX｝+｛Σm．F(s)｝+｛u．F(P．Q)+ΣY｝
    　　然而，由於國情不同以及重劃區實際辦理情況有異，故本文嘗試對於日本路線價係數法加以調整，以建立台灣地區路線價係數之模式及參考數據。本研究將日本之路線價係數法修正如下：
    　　路線價係數=｛t．F(w)｝+｛Σm．F(s)｝+｛u｝
    　　在市地重劃後地價查估之模式確立後，本研究嘗試利用階層分析程序法求取重劃後地價影響因素之權重，並利用上述之路線價係數評估結果，建立台灣地區路線價係數。
    　　本論文擬藉由已建立之台灣地區路線價係數求取重劃後之地價，並利用ARC/INFO進行個案模擬分析，模擬採用路線價係數後之地價空間分佈情形，與研究地區原來重劃後的評估地價分佈情形，兩相比較，以檢測路線價係數與現行重劃後查估方法之優劣。是以，本研究所模擬之路線價係數法，可作為評估市地重劃後地價之決策參考。
