    Abstract: 近年來房價持續高漲,如何降低房價減輕國人負擔,是政府不容忽視的課題。依內政部住宅需求動向調查顯示,有22%因結婚而購買房屋,結婚率與房價變動是否有關聯,是本研究探討的重點。本研究主要目的係以臺灣各縣市2011年至2019年之20個縣市之長期追綜資料,就結婚率及其他影響房價的因素,考量空間相關性的情況下,以空間計量模型探討臺灣各縣市結婚率對房價的影響。
    透過空間相關指數Moran’s I檢定及空間計量模型檢定,臺灣地區2011年至2019年各縣市房價存在顯著的空間相依現象。本研究以空間杜賓隨機效果模型實證結果發現,除失業率對房價有顯著負向影響外,前一年結婚率、家庭可支配所得、扶幼率、扶老率、商業登記家數、政府教育科學文化支出,均對房價有顯著正向影響。研究結果發現,前一年結婚率越高、扶老率增加均會造成房價上漲,建議地方政府可提高新婚者租金補貼,或鼓勵企業提供新婚員工宿舍或提高租金津貼,以解決其居住問題;對於老人居住的老舊房屋,建議應提高設置電梯的補助額度,以提升原有建物使用效能。
    In recent years, housing prices have continued to rise, and how to reduce housing prices and reduce the burden on people is an issue that the government cannot ignore. According to a survey of housing demand trends by the Ministry of the Interior, 22% of people buy houses because of marriage. Whether the marriage rate is related to changes in housing prices is the focus of this study. The main purpose of this research is to use the long-term tracking data of 20 counties and cities in Taiwan from 2011 to 2019 to explore the marriage rate and other factors affecting housing prices, considering the spatial correlation, and to explore Taiwan with a spatial measurement model on the impact of marriage rates from housing prices in counties and cities.
    Through the verification of spatial correlation index Moran’s I and verification of spatial measurement model, there was a significant spatial dependence of house prices in various counties and cities in Taiwan from 2011 to 2019. Based on the empirical results of the spatial Dubin random effect model, this study found that, in addition to the significant negative impact of the unemployment rate on housing prices, the previous year’s marriage rate, household disposable income, child support rate, elderly support rate, number of businesses registered, and government Educational, scientific and cultural expenditures, all have a significant positive impact on housing prices. The results of the study found that the higher the marriage rate in the previous year and the increase in the elderly support rate will cause house prices to rise. It is recommended that local governments increase the rent subsidies for newlyweds, or encourage companies to provide newlyweds with dormitories or increase rent allowances to solve their housing problems; For old houses where the elderly live, it is recommended to increase the subsidy amount for installing elevators to improve the efficiency of the original buildings.
