    Title: 臺灣各縣市人口結構對其房價的影響-以空間計量模型分析

    Abstract: 老年人口增加及幼年人口減少是臺灣目前亟需面對的人口問題現況,而臺灣現在亦面對高房價的社會問題,臺灣的人口結構變化對於房價的影響究竟孰輕孰重,依據本研究結果顯示,老年人口增加及幼年人口減少的確會影響房價問題,本研究以扶幼比及扶老比的資料並使用空間計量模型進行實證研究,以了解人口結構變化對房價的影響,並運用內政部不動產資訊平臺、行政院主計處及各縣市主計處的公開資訊資料,以臺灣各縣市(排除金馬、馬祖)2011年至2020年各項經濟社會變數(調整物價指數後之家戶可支配所得、人口增加率、犯罪人口率、就業者之行業結構-工業、服務業)來研究對房屋價格的影響。實證結果指出,臺灣在各縣市的房屋價格確實存在空間相關性,扶幼比及犯罪人口率與房價呈現負向影響關係,扶老比、家戶可支配所得、就業者之行業結構呈現正向影響關係,人口增加率與房價無影響關係。
    The increase in the elderly population and the decline in the young population are the population problems that Taiwan urgently needs to face at present, and Taiwan is now also facing the social problem of high housing prices, the impact of changes in Taiwan`s population structure on housing prices is more or less serious, according to the results of this study, the increase in the elderly population and the decline in the young population will indeed affect the problem of housing prices, this study uses the data of the ratio of children to the elderly and the ratio of the elderly and uses the spatial measurement model to conduct empirical research to understand the impact of demographic changes on housing prices, and to use the Ministry of the Interior`s movable property information platform, The public information data of the Comptroller`s Office of the Executive Yuan and the Comptroller`s Office of each county and city studied the impact on housing prices based on the economic and social variables of Taiwan`s counties and cities (excluding Kinmen, Malaysia and Matsu) from 2011 to 2020 (disposable income of households after adjusting the price index, population increase rate, crime population rate, industry structure of employed persons - industry, service industry). The empirical results point out that there is indeed a spatial correlation between housing prices in Taiwan`s counties and cities, and the ratio of child support and crime to housing prices show a negative impact relationship, the ratio of supporting the elderly, the disposable income of households, and the industry structure of the employed show a positive influence relationship, and the population increase rate has no influence relationship with housing prices.
